The Planning Board voted Tuesday night to approve permits to allow construction of buildings at 310 Lockhouse Road that will house an electrical contractor.
The board approved a special permit, site plan and stormwater management plan following a presentation by Rob Levesque of R. Levesque Associates, who represented the property owner 310 Lockhouse Road, LLC and the contractor, Utility Service New England which is currently located at 4 Coleman Ave., off East Silver Street.
Levesque said the plan is to construct a 7,200-square-foot general service building and a 3,600 accessory building that will be used for storage of electrical supply materials on the 2.4 acre site.
Levesque said the company now has a fleet of six trucks, including bucket and auger trucks as well as cable trailers. The general service building will have several bays for truck access and a loading dock at the southwest corner of the structure.
The site plan includes an access road, parking for 11 vehicles and an apron in front of the Service building and the accessory building.
Levesque said the stormwater management plan includes a system of catch basins, a deep sump and a system to filter water before it is released into a retention basin for infiltration into the ground.
David Miller Jr. said Wednesday that USNE is a niche service company.
“We’re not an Elm Electric, we’re not a Westfield Gas & Electric utility, but we’re everything in between. We do service and repair for both of them,” Miller said. “Our niche is the ugly part of the industry that nobody else wants to do.”
“We’ve outgrown our Coleman Avenue space, which is about 6,000 square feet, including office space,” Miller said. “We’re moving to a 10,800-square foot space. The new facility will also be more efficient with nine overhead doors and bays to load materials onto the truck. The Coleman Avenue building has one door, so it is a scheduling issue to get all the trucks in and out. We’re looking forward to easy in, easy out.”
Miller said the new facility will be completed this fall and that the company plans to be doing business out of the Lockhouse Road buildings by Oct. 1, 2012.
