SOUTHWICK – The Greens, a residential development planned for the former Southwick Country Club, is continuing to progress with its preliminary plans.
Located on 454 College Hwy, the 110-acre property was purchased by Fiore Realty on February 22 for $1.9 million.
On Tuesday, the Planning Board held a public hearing for the West Side of The Greens and those plans were continued until July 31. In late June, the Planning Board approved the East Side. Rob Levesque of R. Levesque Associates has been representing Fiore Realty and discussed two options for the East side, both a flexible and conventional subdivision.
Under the flexible subdivision requirements, 40% of the subdivision needs to be open space. According to Levesque, there is 73.81 acres throughout the entire subdivision on the East Side and at least 29.52 acres will be reserved for open space, which comes out to 40%. Definitive subdivision plans for the East side will be submitted in August.
According to Carol Saltus of Rovithis Realty, who is assisting Fiore Realty with the real estate process, there is expected to be 74 homes built with 25 of those being built on the West side. Rovithis Realty has also worked with Dick Fiore, the Vice President of Fiore Realty, to come up with median price ranges for homes.
“The target price range for the homes is $375,000 to $475,000 and we anticipate there will be some homes above the $475,000 mark,” said Saltus.
Although the selling process for homes is not underway yet, Saltus noted that they’re currently taking reservations on homes. The expectation is that, tentatively pending all of the preliminary approvals, construction will begin in early fall.
