Covenant released for Pinnacle Estates

SOUTHWICK – The Planning Board agreed to release a covenant for Pinnacle Estates this week.
Pinnacle developer Peter Pappas said he purchased 14 lots in bulk from Sunnyside Ranch and has completed the first phase of development.
“I sold four already and when we went to close on the fifth, the buyer’s attorney found this covenant,” said Pappas.
Planning Board Chairman Douglas Moglin said covenants are placed on property in lieu of a bond during construction.
“You can’t sell any lots until you do the road work,” said Moglin. “Once the work is complete, we release the covenant.”
Moglin recalled that the covenant on those parcels had not been removed because the previous owner did not complete the infrastructure. Pappas said phase one is complete and he is working on phase two.
“The roads and everything are put in,” he said.
Sidewalks and lighting are also complete.
Vice Chairperson Roz Terry said they needed to make sure they released only the completed lots. Pappas said he hoped to come to the board again in the fall to release the second and final phase.
The Pinnacle Estates at The Ranch Golf Club features luxury homes, all with views of the golf course.
Pappas is a local businessman with over 30 year’s experience. He is a successful developer, having purchased the former Naismith Memorial Basketball Hall of Fame vacant building in the South End of Springfield and becoming the majority and managing partner in the River’s Landing redevelopment with $14m of private funds in the mixed-use building.
