West Side of The Greens development approved; ready for construction

SOUTHWICK – Construction on the West Side of The Greens subdivision is officially underway. According to Southwick Town Planner Alan Slessler, after the West Side was approved by the Planning Board at the last meeting on August 1, the 20-day appeal period has passed without an appeal and is now open for construction.

“They can now start doing improvement out there,” said Slessler.

Besides construction, cutting trees and doing preliminary road work, Rovithis Realty, who’s handling home sales, can now sell lots on the West Side of the subdivision. There are expected to be 25 lots on the West Side, with three of those lots having road access from College Hwy. The other 22 remaining lots will be located on Sawgrass, which will exit on Sunnyside Road.

Slessler also added that R. Levesque Associates, the project consultant, is expected to re-submit final plans for the East Side of The Greens at either the September 25 or October 2 Planning Board meeting. In late June, the planning Board approved the preliminary plans for the East Side of The Greens, which will have 49 lots available.

In July, Carol Saltus of Rovithis Realty informed the Westfield News that 74 homes in total will be built on the entire subdivision, with the target price range for the homes being anywhere from $375,000 to $475,000.

Located at 454 College Hwy, The Greens is a 110-acre property that was last used as the Southwick Country Club, which was purchased by Fiore Realty on February 22 for $1.9 million.

In November of 2017, Southwick Country Club Owner Bill Najam filed papers to sell the property. Dick Fiore, the Vice President of Fiore Realty, had been in discussions for months prior about acquiring the land.
